A simple guide

What a reference checks, and how to pass.

A plain-English overview for tenants and agents — what we look at, what you'll need, and the outcomes you might see. No jargon, no surprises.

    What we check

    Five quick checks.

Every reference looks at the same five things. Most applicants pass without any issue.

    Identity

A quick digital check of your photo ID (passport, driving licence or BRP) with a live selfie to confirm it's really you.

    Right to Rent

Confirmation you're legally allowed to rent in the UK — usually a Home Office share code, valid up to your move-in date.

    Income & affordability

Proof you can comfortably afford the rent. We check your income against your share of the monthly rent.

    Credit history

A standard credit check via CreditSafe for any unpaid debts, CCJs or insolvency that might affect affordability.

    References

A word with your employer to confirm your job and salary, and with your current landlord on how the tenancy has gone.

    How to pass

    Tick these and you're through.

None of it is a trick. If you can afford the rent and your paperwork's in order, you'll sail through.

    Earn enough for the rent

As a guide, your annual income should be at least 2.5× the annual rent for your share. If you're acting as a guarantor, the bar is a little higher at 3×.

    Keep your credit clean

A clear credit file passes easily. Recent unpaid CCJs, IVAs or bankruptcy don't automatically fail you — but you may be asked for a guarantor.

    Have your evidence ready

Recent payslips, a P60 or accountant's letter, and bank statements. Having these to hand is the single biggest thing that speeds up a pass.

Be reachable, and so should your references

References are requested and chased automatically. The faster your employer and previous landlord reply, the faster you're done.

    The outcomes

    What your result means.

Every reference ends in one of four results, with the evidence behind it shared in full.

    Accepted

Everything checks out — you're good to go.

    Accepted with Guarantor

Approved, with a guarantor covering the rent (common for students, lower income or thin credit).

    Referred

Needs a quick human review before a decision — usually resolved fast.

    Declined

The application can't proceed as it stands. We always explain why.

    What to have ready

    Get it right first time.

The evidence we'll ask for depends on how you're paid. Dated within the last 3 months, please.

    If you're…Have this ready
Employed3 months' payslips + your most recent P60 or an employer letter
Self-employed2 years' SA302 tax returns or an accountant's certificate
RetiredA recent pension statement or annual award letter
On benefitsAn award letter dated within the last 3 months
Using savings3 months' bank statements showing a steady savings balance

Not quite meeting the income guide? A guarantor or demonstrable savings can bridge the gap — your agent can talk you through the options.
