What a reference checks, and how to pass.

Five quick checks.
Every reference looks at the same five things. Most applicants pass without any issue.
A quick digital check of your photo ID (passport, driving licence or BRP) with a live selfie to confirm it's really you.
Confirmation you're legally allowed to rent in the UK — usually a Home Office share code, valid up to your move-in date.
Proof you can comfortably afford the rent. We check your income against your share of the monthly rent.
A standard credit check via CreditSafe for any unpaid debts, CCJs or insolvency that might affect affordability.
A word with your employer to confirm your job and salary, and with your current landlord on how the tenancy has gone.
Tick these and you're through.
None of it is a trick. If you can afford the rent and your paperwork's in order, you'll sail through.
As a guide, your annual income should be at least 2.5× the annual rent for your share. If you're acting as a guarantor, the bar is a little higher at 3×.
A clear credit file passes easily. Recent unpaid CCJs, IVAs or bankruptcy don't automatically fail you — but you may be asked for a guarantor.
Recent payslips, a P60 or accountant's letter, and bank statements. Having these to hand is the single biggest thing that speeds up a pass.
References are requested and chased automatically. The faster your employer and previous landlord reply, the faster you're done.

Every reference ends in one of four results, with the evidence behind it shared in full.
Everything checks out — you're good to go.
Approved, with a guarantor covering the rent (common for students, lower income or thin credit).
Needs a quick human review before a decision — usually resolved fast.
